In 2019, Shawnee officials said they planned to revitalize its downtown, starting with a $40 million effort to redo a stretch of Neiman road and add mixed-use and apartment buildings. Three years later, progress is visible.

Canvas Wealth Advisors is relocating its Overland Park headquarters to the former O’Reilly Auto Parts building at 6136 Nieman Road. The 5,527-square-foot building is wrapping up construction and is anticipated to open this fall.
The company is improving the existing building façade and remodeling the interior to add meeting rooms, open work areas, offices, a golf simulator, new restrooms and a mezzanine with additional office spaces. The 50-year-old building is owned by the Overland Park-based financial adviser.
Lee’s Summit-based Box Real Estate Development has completed the $8 million, 14,700-square-foot Blume Shawnee mixed-use development at 6115 Nieman Road in Shawnee’s federal Opportunity Zone. Box Director of Development Russell Pearson said the project is close to fully leased.
Blume Shawnee includes two sets of six attached three-story buildings arranged around a European-inspired courtyard, with a total of seven two-story, 2,056-square-foot lofts; 10 single-story, 1,490-square-foot flats; and 12 ground-level retail or office units ranging from 523 to 700 square feet. The residential units are either two- or two-and-a-half bedrooms.
The Cosmopolitan, a $2 million project at 5700 Barton Drive, is under construction and will include six residential units, each about 1,800 square feet, in three two-story duplex buildings.
Stag Commercial LLC’s Stag’s Creek office park near Nieman and Shawnee Mission Parkway is working on tenant leasing. The developer’s $14 million Sixty16 apartment development at 6016 Rogers Road also is leasing.
Nieman Rd Dev LLC, run by partners Sheryl Vickers and Kylie Foster, plans to add a retail strip in an office building at 11111 W. 59th Terrace. The building has 14 tenants, and the developer plans to upgrade the retail and office spaces as each one turns over. Whiskey and Bone, a retail tenant formerly located in Leawood, sells handmade jewelry and both new and vintage clothing.
“We don’t really have a concentration of what we’re building in this space, and we’re embracing the historical uniqueness that we have downtown,” Smith-Tate said.
Shawnee has experienced more demand for breweries and sit-down restaurants, Smith-Tate said.
“The community has embraced the breweries, and we’ve heard loud and clear that people want a variety of dining options in order to go downtown and stay downtown,” Smith-Tate said.
Fried chicken restaurant Mother Clucker!’s second location is under construction at 5940 Nieman Road and could open in November or December. The restaurant, whose building is owned by Nieman Rd Dev, will take over the former Big Bam’s Burgers space.
In November, Friction Beer Co. plans to occupy a two-story, 7,294-square-foot building at 11018 Johnson Drive. On the top level, Friction founders Nathan Ryerson and Brent Anderson have teamed up with Jill Cockson and Jay Sanders of Drastic Measures to open a wine bar.
Servaes Brewing Co., located at 10921 Johnson Drive, soon plans to expand. Smith-Tate also said Westwood-based Annedore’s Fine Chocolates is opening a downtown Shawnee location in December.
