The Howard Hughes Corp. has started construction on its first ever build-to-rent neighborhood and will offer 263 homes for lease in the Bridgeland master planned community in Cypress. The first houses will be available for lease in summer 2023.
The Houston-based developer of master planned communities unveiled details for Wingspan, a 27-acre gated community of single-family homes inspired by a modern farmhouse design. The project, announced last year, is part of Prairieland Village, a recently opened village west of the Grand Parkway planned for 7,000 homes. 
“By adding Wingspan to our diverse housing options in Bridgeland, Howard Hughes is responding to the unwavering demand for turnkey homes with all the benefits that come with living in the master planned community,” Travis Guinn, vice president, vertical development for the Howard Hughes Corp. said in an announcement.

“Created for renters seeking a lock-and-leave lifestyle, Wingspan offers another attractive option for those who want to benefit from connectivity to hundreds of acres of green space and access to top-ranked schools along with in-demand retail and dining destinations,” Guinn said.
Located just south of the 22-acre Chrysalis Lake near Bridgeland Creek Parkway and Peek Road, Wingspan is surrounded by 40 acres of forests and meadows.
Renters will have access to amenities within Bridgeland, plus a pet park, playground, pool, fitness center and covered outdoor spaces with grilling stations for the exclusive use of Wingspan.
The mix includes casita-style homes, townhomes and duplexes ranging from 650 to 1,700 square feet. The homes will have gated, private backyards that include maintenance service and select units will offer garages. The rents have not been announced.
The project is being built by Arch-Con. Howard Hughes’ multifamily division will manage Wingspan, which is zoned to Cy-Fair ISD.
Bridgeland joins other master planned communities that offer new houses for the rental market, including Land Tejas’ Balmoral in northeast Houston and Sunterra in the Katy area.
“Master planned communities are increasingly incorporating single family rental communities into their master plans,” said Todd LaRue, managing director of RCLCO, a housing consulting firm based in the Washington, D.C. area.
The rental communities incubate future buyers of for-sale products within the community, while adding another option to a predominantly for-sale community and advancing a land sale that would have occurred further into the future, LaRue said.
Demand for single-family rentals could rise as families that were once desiring to purchase a single-family home may elect to delay that purchase as mortgage rates and the cost of ownership go up, LaRue said.
Bridgeland is among the nation’s top selling communities with 713 home sales in 2021, according to RCLCO.
