A local development partnership has proposed an apartment building in the Linden Hills neighborhood of Minneapolis.
Good Neighbor Homes and Streetfront Development – both based in Minneapolis – want to construct a four-story, 38-unit apartment building. It would replace three homes along 44th Street West.
The building will be located at 2815, 2817 and 2821 44th St. W. This is across the street from a retail hub in the neighborhood, which includes a Sebastian Joe’s location, restaurants Martina and Rosalia, and a Great Harvest Bread Co. bakery, among other stores.
The “apartment building (will give) many more people access to the great quality of life in Linden Hills community,” said Thomas Hertzog, principal of Good Neighbor.
The four-story building will have studios, one-bedroom, one-bedroom plus den and two-bedroom units. Walk-up units as well as 27 spaces of underground parking are planned for the building.
A co-working space for residents is planned for the building’s first floor, while other amenities include a backyard patio with grill and pizza oven, a pet run, and bicycle storage, wash station and mechanical station, Hertzog said.
Good Neighbor Homes is a real estate developer, manager and consulting company that’s developed two other smaller apartment buildings before. It’s focused on infill housing for the “missing middle.” Missing middle housing is defined in the Minneapolis 2040 plan as apartment buildings with several units, but are smaller than large apartment complexes.
The Linden Hills development aligns with the Good Neighbor’s goal, Hertzog said, because of the building’s smaller scale and its location in a densely populated neighborhood. The neighborhood will also be on a high-frequency transit route when Metro Transit launches its bus rapid transit E Line in 2025, he said.
“Four stories very much fits in the scale of the corridor,” Hertzog said.
Co-developer Streetfront also focuses on developing missing middle housing. One of its current projects is a 24-unit apartment development in St. Paul.
The developers are seeking Minneapolis Planning Commission approval for rezoning and site plan during the commission’s meeting Tuesday night. Pending city approval, the developers could break ground next spring and finish the project by April 2024, Hertzog said.
Further down West 44th Street, a developer is currently constructing a four-story apartment building with 32 units and 1,000 square feet of commercial space on the corner of Abbott Avenue South and West 44th Street.
Once open, Good Neighbor will serve as property manager of the building, with an emphasis on community building by, for example, holding events and bringing in local vendors, he said.
St. Louis Park-based Design by Melo is the project’s architect; and Loretto-based Ebert Construction is the general contractor, according to development plans submitted to the city.
