Plans for two separate subdivisions in Menomonee Falls are moving forward after the developers revised plans based on past feedback from the village.
Neumann Developments is moving ahead with plans for Fox River Falls, a subdivision on the site of the Silver Spring Golf Club, which it plans to purchase later this year and keep open while developing the subdivision’s first phase. The subdivision would have more than 360 housing units when it’s fully built out.
Carity Land Corp. is advancing early plans for a 168-lot subdivision north of Lisbon Road between Marcy Road and One Mile Road. It would be called Quiet Wood and Cranes Crossing North.
The village plan commission on Sept. 13 voted in favor of a zoning ordinance amendment that’s necessary for Neumann’s purchase of the golf club. It now needs approval from the village board.
The ordinance relates to changes Neumann is making to a subdivision plan the golf club’s current owner, Varin-Silver Spring LLC, put forward last year.
Neumann’s plans for the first phase of the development include 32 townhome units along Silver Spring Road, 58 single-family lots that would be at least 12,000 square feet and 37 single-family lots that would be at least 15,000 square feet.
Also on Sept. 13, the plan commission gave positive feedback about Carity Land Corp.’s updated concept for 133 acres it’s under contract to purchase from Tom and Sherry Wruck.
Carity Land Corp. intends to move forward with a rezoning request for the project in the next several months, Bill Carity said.
The revised concept plan calls for 168 single-family lots, down from 225 total housing units it proposed in July. The initial concept included a mix of single-family lots and duplex condominiums, but the village objected to the duplexes.
The subdivision would include the following three distinct areas, Carity described to the plan commission:
