Construction on a 24-story apartment tower at 2161 Hawkins St., currently home to Sycamore Brewing, is slated to begin next month.
Portman Holdings released a new rendering Thursday and detailed its plans to break ground on the project in October after Sycamore moves into its new space at The Line, a 318,000-square-foot Class-A office tower that opened earlier this year. Plans for 2161 Hawkins include 370 luxury residential units,18,700 square feet of ground-floor retail and restaurant space and an activated plaza and green space that will take shape between 2161 Hawkins and The Line.
The tower is expected to deliver in the third quarter of 2024. Retail leasing for 2161 Hawkins is being handled by Foundry Commercial.
Amenities will include concierge service, a rooftop pool, coworking spaces, a game room, climbing wall, indoor and outdoor fitness centers and a fourth-floor sky bridge connection to The Line.
Brittani Sanders, vice president of development for Portman Holdings, said the apartment tower was designed strategically to compliment the commercial aspects of The Line and connect seamlessly to the neighborhood’s public transit.
“We’re prioritizing the street-level by bringing exciting ground-floor retail and a synergistic pedestrian experience,” she said. “2161 Hawkins adds to the energy and vibrancy of South End, while also establishing a new, transit-oriented connection point for office workers, apartment residents and visitors.”
Portman Holdings announced its plans to build apartments at the site last May, according to previous CBJ reporting. It acquired the property at 2161 Hawkins St. in November 2019 for $9 million, according to Mecklenburg County real estate records.
Retail leasing for 2161 Hawkins is being handled by Foundry Commercial.
Portman is also working on the 27-acre Savona Mill mixed-use redevelopment in west Charlotte. The project will revitalize the 105-year-old former textile mill into 200,000 square feet of office space, 14,000 square feet of retail and a community-activated plaza adjacent to the Stewart Creek Greenway, as well as 600 mid-rise multifamily units. Vertical construction is slated to begin in November.
