Occupancy at Houston area apartments reached 90.2 percent in the second quarter, according to ApartmentData.com. The Stella at Riverstone apartments, in the Sugar Land market where rents average $1,202 according to ApartmentData.com, changed hands earlier this year. Cardone Capital, an investment firm in Aventura, Fla., purchased the complex from Alliance Residential.
Cardone Capital, a real estate investment firm based in Aventura, Fla., has purchased the Stella at Riverstone, a 351-unit apartment complex at 4711 LJ Parkway in Sugar Land. Ryan Epstein and Jennifer Ray of Berkadia represented the seller, Alliance Residential. The property was built in 2018 and has a 24-hour fitness center, business center, resident lounge, conference room, clubroom and outdoor living area. Units range from one to three bedrooms.
Belvoir Real Estate Group and Mission Cos. have teamed up for the purchase of 15810 Park Ten Place, an 85,050-square-foot office building in the Energy Corridor. Kevin McConn, Rudy Hubbard and Rick Goings of JLL Capital Markets represented the seller, a joint venture of Dallas-based Chief Partners and the Houston office of Stream Realty Partners.
The United States Postal Service renewed its 110,000-square-foot lease at 4665 Kendrick Plaza Drive in World Houston International Business Center. Rives Nolen with InSite Realty represented the landlord, EastGroup Properties. Kyle Golding with CBRE represented the tenant.
Gupta Management Co. has leased a new 15,000-square-foot building at 1535 Industrial Drive in Missouri City. Jake Wilkinson and Darren O’Conor of NAI Partners represented the landlord, Bison Warehouses.
Ham, Langston & Brezina has leased 12,084 square feet at 11550 Fuqua. Griff Bandy of NAI Partners represented the tenant.
Gibson Arnold & Associates has leased 3,185 square feet of office space at 4635 Southwest Freeway. Ryan Hartsell of Oxford Partners represented the tenant. John Hornbuckle of Cypressbrook Co. represented the landlord, EP Office Holdings.
NAI Partners arranged a 26,400-square-foot lease for US Tsubaki Power Transmission and a 28,080-square-foot lease for LaForce at the Round Up Distribution Center, 10305 Round Up Lane, in northwest Houston. Ryan Searle, Nick Peterson and John Ferruzzo represented the landlord, Liberty Property Trust.
Empire Crossing Interest has purchased 1.65 acres in Intercontinental Crossing Business Park in north Houston. Robert McGee and Thomas Leger of Lee & Associates represented the seller, Intercontinental Crossing. Andy Havel with Metroway Commercial Realty represented the buyer.
CCIRF LLC has purchased a 14,000-square-foot industrial property at 6635 Theall. Robert McGee, Thomas Leger and Chase Cribbs of Lee & Associates represented the seller, Axis Texas Development Group. Clint Hankla of Lee & Associates represented the buyer.
American Production Valve has leased 12,070 square feet at the Stafford Centre Business Park, 10125 Stafford Centre Drive, Stafford, from Brummett & Co. Zane Carman and Clay Pritchett of NAI Partners represented the tenant.
McKay Medical Plaza, a 23,886-square foot office property at 18648 McKay Drive in Humble, has changed hands. David H. Luther and Morgan Hansen of Marcus & Millichap handled the sale.
C & S Leasing has purchased a 7,500-square-foot industrial building at 10411 Kansack Lane. Patrick Wolford of Lee & Associates-Houston represented the seller, Robco Seton Lake LLC. Robert LaCoure of Lee & Associates represented the buyer.
Refined Systems has leased a 5,861-square-foot industrial property at 18801 Intercontinental Crossing. Clint Hankla of Lee & Associates represented the tenant. John Sellers with MHW Real Estate represented the landlord, SM Intercontinental Industrial Park LP.
